Swallow Barn has a beautifully light open-plan living area with views over the front lawn and to the Blackdown Hills beyond. This self-contained self-catering holiday accommodation has level access throughout the ground floor including to a bedroom with ensuite wet-room. Its secluded and gated patio has ramp access to the communal conservatory and deck making it the perfect place for a family- and dog-friendly getaway. For more about our Accessibility see here.

FEATURES

  • BEDROOMS: 3 Bedrooms sleeping 6. Downstairs kingsize double with wetroom shower suite. Upstairs one bedroom with a kingsize four poster, ensuite shower-room and balcony and a twin bedroom (full size singles) with ensuite bath with shower over.
  • ​ACCESSIBILITY:The ground floor of Swallow Barn has traditional flagstone floors and is threshold free throughout the ground floor and with level access to the car park. Downstairs there is a double bedroom with king-size bed and en-suite shower wet-room. There is also ramp access to the communal conservatory.
  • HEATING & ELECTRICITY: We have oil-fired central heating and all heating and electric costs are included.
  • ENTERTAINMENT: There is a smart TV in the sitting room area. Satellite WiFi is available at no additional cost. Shared use of heated indoor pool, games room and communal conservatory with plenty of books and games. 
  • LINEN & TOWELS: Linen, duvets, pillows and  bath and hand towels are provided but please bring swimming/beach towels for use in the pool and on days out.
  • PARKING: We have adequate parking on a large private drive for you and any guests you may have during your stay.
  • UTILITIES: The kitchen has a large fridge freezer, dishwasher, electric range cooker and microwave. All cookware and crockery/cutlery is provided.  Washing machines and a tumble dryer are provided in our communal laundry nearby for your convenience.
  • OUTSIDE: Gas fired barbecue with utensils provided along with outside seating/dining table and parasol. No charcoal BBQs please due to proximity of thatched roofs. 
  • FAMILY-FRIENDLY: We have highchairs and cots available on request for your little ones. Stair gates are available to help keep children safe and dogs downstairs. 
  • PETS: We accept up to two well-behaved dogs per property at Halsbeer Farm. There is an extra cost of £20 per dog per booking to cover additional cleaning. We respectfully quest they not be allowed in bedrooms or on the furniture. 
  • NO SMOKING: Smoking is not allowed inside any of our cottages or indoor communal areas. If you do smoke outside please dispose of cigarette butts responsibly.
